Valuation: Normally, a lender will arrange for your prospective property to be valued. The cost of this is met by you.
Survey: You may wish to have a Home Buyer Survey or full Building Survey carried out by a professional surveyor. This is optional and the cost again would be met by you.
Product fees: Some mortgage products may require a product fee. Check the terms of your motgage.
Insurance: Taking out buildings insurance will be a condition of any mortgage you have. You may also wish to consider other types of insurance (contents, mortgage protection etc)
Conveyancing fees: When buying or selling your home you will need legal advice and someone to complete the necessary legal work. This could be a solicitor or licensed conveyancer.
Land registry: Your solicitor or conveyancer should register you as the new owner of the property. A sliding scale applies to the amount you pay for this depending on the value of your home. For a full list of fees please refer to the Land Registry Website

Search fees: Several searches are normally carried out by your solicitor or conveyencer when buying a home. Things such as finding out if any known developments will affect your home or coal mining in the area etc. Any fees for these searches will be paid for by you.

Broker fee: A broker fee of £995 is payable upon completion. We may also receive commission from the lender. No fees will be charged by us if your mortgage does not complete
